Peoples Pharmacy has served this community for over a decade as a trusted chronic care and diabetes management institution. This legacy creates a patient relationship base and community trust that new developments cannot manufacture.

Strong Debt Service Coverage

The project projects debt service coverage well above conventional lending thresholds: driven by seven committed healthcare tenants and a diversified revenue model that includes clinical leases, residential rents, and venue revenue.

Significant Pre-Leasing Achieved

Anchor tenants are committed with leases in progress prior to construction close: reducing the primary risk concern for construction lenders and demonstrating real market demand for the integrated healthcare model.

City of Chesapeake Partnership

The project is in active negotiation with the City of Chesapeake for city-contributed land: a public sector alignment that validates the project mission, reduces land cost, and signals municipal support for the development.
